Roof Replacement in Calgary: Straight Answers Before You Spend Five Figures

APEX Roofing Repair replaces asphalt shingle, concrete tile, and flat roofs across Calgary - most single-family homes finish in 1–2 days, with a written fixed-price quote before we order a single bundle.

I'm Gjin Bajraktari, founder of APEX Roofing Repair INC., and I'll tell you what most sales reps won't: about a third of the homeowners who call us for replacement quotes don't need a new roof yet. If yours has honest life left, our quote says so.

Repair or Replace?

Does Your Roof Actually Need Replacing?

Replace when the system is failing, not when one spot leaks. The signs that genuinely mean replacement:

  • Curling or cupping shingles across whole slopes. The asphalt has dried out; individual repairs won't hold new nails.
  • Heavy granule loss. Gutters full of granules and shiny bald patches mean the shingles' UV armour is gone. A 22-year-old 3-tab roof shedding granules is done, not damaged.
  • Widespread hail bruising. After storms like August 5, 2024 ($3.2 billion in insured Calgary losses), bruised mats fail progressively; spot repairs chase leaks for years.
  • Multiple leaks in different areas. One leak is a repair; four leaks on three slopes is a pattern.
  • Age past design life. Asphalt shingles in Calgary's freeze-thaw, high-UV, chinook-wind climate deliver 15–25 years - cheaper products give up the top of that range.

One sign that doesn't mean replacement: a single leak around a vent, chimney, or skylight. That's flashing work, and it costs a fraction of a re-roof - see roof repair.

Cost

What Roof Replacement Costs in Calgary

Here's an honest framework instead of a teaser number. Your quote is driven by five factors:

01

Roof size and pitch

Steeper roofs need more safety equipment, more labour, and more material per square foot of footprint.

02

Material

Standard architectural shingles < Class 4 impact-resistant shingles < concrete tile or metal. Each step up buys longevity: 15–25 years for standard asphalt, 20–30+ for Class 4, 50–80 for concrete tile.

03

Layers and deck condition

Tearing off two old layers costs more than one; rotted decking gets replaced at a per-sheet price you see in writing before work starts - never as a surprise invoice.

04

Complexity

Valleys, skylights, chimneys, and multiple roof levels each add flashing detail work.

05

What's underneath

Ice-and-water shield, synthetic underlayment, and proper ventilation are the parts that decide whether your new roof reaches its rated lifespan.

Two ways to lower the bill

The City of Calgary's Resilient Roofing Rebate has offered $3,000 toward Class 4 replacements (check calgary.ca/hail for status), and several Alberta insurers discount premiums for documented Class 4 roofs.

We quote in writing, itemized, with no trip charge and no "sign today" games. Compare us line-by-line against any other Calgary roofing company.

Our Process

How We Replace a Roof - Start to Cleanup

  1. 1

Inspection and written quote - slope-by-slope photos, material options priced side-by-side.

  2. 2

Material delivery and property protection - tarps over landscaping, plywood over windows near drop zones.

  3. 3

Tear-off to the deck - we inspect every sheet of decking and replace soft sections at the disclosed per-sheet rate.

  4. 4

Ice-and-water shield and underlayment - valleys, eaves, and penetrations sealed first, because that membrane fights Calgary's freeze-thaw cycle.

  5. 5

Shingles, flashing, and ventilation - new drip edge, new vent flashings, ridge caps rated for chinook winds.

  6. 6

Cleanup and magnet sweep - every nail, every wrapper.

  7. 7

Final walkthrough and photo package - labour warranty in writing, manufacturer registration filed for you.

Our 22-year-old 3-tab roof was showing its age - curling shingles, granule loss, a small leak. Ginny gave us a fair quote with no pressure tactics and finished the Class 4 replacement in two days. The crew cleaned up every nail, and the new roof has already survived two hailstorms without any issues.

FAQ

Roof Replacement Questions

How long does a roof replacement take in Calgary?
Most single-family homes: 1–2 days. Large, steep, or tile roofs: 2–4 days. Weather can pause work - we don't open more roof than we can dry-in the same day.
What time of year is best for roof replacement in Calgary?
May through October offers the most reliable conditions, but replacements happen year-round; shingle sealing just needs a stretch of moderate temperatures. Booking shoulder-season (spring/fall) often means faster scheduling than the post-hailstorm summer rush.
Can I put new shingles over old ones?
The Alberta Building Code permits a second layer in some cases, but we rarely recommend it: it voids or shortens most manufacturer warranties, hides deck rot, and adds weight. Tear-off costs more upfront and less over the roof's life.
Will insurance pay for my roof replacement?
If the roof failed from a covered peril - hail, wind - yes, minus your deductible. Gradual wear isn't covered. We document damage properly and tell you honestly whether a claim is justified.
Should I upgrade to Class 4 shingles when I replace?
In Calgary's hailstorm alley, usually yes - the upgrade typically costs 10–25% more, and between insurance discounts and the City rebate (when active), the payback is fast. We'll price both options so you can decide with numbers.
Do you replace flat and tile roofs too?
Yes - flat roof systems (SBS torch-on, EPDM, TPO) and concrete tile, including underlayment-only renewals that keep your original tiles.
